WELCOME HOME TO BROOKFIELD RESIDENCES

Brookfield Residences is a 2007 built apartment home community, located in Manhattan, Kansas, voted 16^th best place to live by Livability in 2019. Brookfield is optimally located nine minutes north of Downtown, 10 minutes south of Tuttle Creek State Park, and four minutes from Kansas State University. Onsite amenities include a clubhouse, which can be reserved by residents for parties and family get-togethers, a swimming pool to cool off on those hot summer days, a children’s playground, a basketball court, a laundry facility, multiple picnic areas with charcoal grills, all set in a mature park-like setting. Our apartments homes all feature central heat and air conditioning, a kitchen equipped with oven/range, refrigerator, dishwasher, double basin sink with garbage disposal and washer and dryer connections, and a private patio or balcony, every home is neutrally decorated and comes finished with carpet, vinyl and window coverings throughout. For our residents’ peace of mind, we have management and maintenance staff onsite Monday thru Friday, with emergency maintenance on call, 24 hours a day, seven days a week.

Deposit, Fees & Utilities

Each applicant aged 18 and above is subject to a $45 application fee. The security deposit is $600 for all floor plans, along with a one-time redecoration fee of $125. 12- and 6-month leases are available, with a $50 premium per month for the 6-month lease. Management invoices the resident monthly for water and trash service based on usage; additionally, we charge a monthly $13 Legion, LLC Fee to help offset the costs associated with potential tenant legal liability. Electricity is invoiced by and paid directly to the provider.

Pet Policy

Brookfield Residences is a pet-friendly community,  two (2) pets up to a maximum weight of 30lbs each, minimum age of one year old is permissible with a nonrefundable pet fee of $225, and a $400 pet deposit, and a $25 pet rent each month for each pet. Documentation per the pet addendum (vaccinations, photo, signed pet rules, etc) must be provided. No dangerous breeds, including, but not limited to, Pitbull, German Shepherd, Husky, Rottweiler, Doberman, Malamute, Akita, Chow, and Wolf hybrids.
